It is distinct from a state housing cooperative, which can only operate within one state.

If your housing cooperative sells or allots more than 8 apartments or plots exceeding 500 sq metres in a project, it must register under the Real Estate (Regulation and Development) Act, 2016 (RERA) with the respective state RERA authority. This applies even to cooperative societies.

RERA compliance includes: project registration, escrow account for 70% of member funds, quarterly progress reports, and completion within registered timeline.
